Almaden Valley Q1 Real Estate Market

Despite fewer homes available for sale this quarter than in previous years, Almaden Valley real estate trends indicate that prices will continue to rise.

Typically, Almaden Valley has more homes on the market at this time of the year. For the past five years or so, the average number of homes on the market during the spring months has been about 50 or 60; currently there are only 26. Similar to the rest of Silicon Valley and also the rest of the country, the number of homes for sale in Almaden Valley at the start of 2017 is lower than in previous years.

Almaden Valley saw the sale of 66 single-family residences in Q1 this year – about the same compared to last quarter (Q4 of 2016) which saw 69 homes selling in all of 95120.

Average sales prices in Almaden Valley in Q1

The average sales price for single-family residences in Almaden Valley this past quarter hit $1,493,789. This is almost $50,000 more than the average sales price at the end of 2016, and almost $80,000 more than the average sales price in last year’s Q1.

Single family homes stayed on the market for an average of 34 days this quarter. The highest price home sold for a total of $3,150,000 at 19615 Bruce Way, and was on the market for a total of 43 days. A new home off of Old Almaden Road, it features 5 bedrooms, 4 full bathrooms and one half bath. The home’s interior consists of 5,236 square feet on a lot of almost two acres.

The home with the lowest price that was sold in Almaden Valley this quarter was 21253 Bertram Road. It sold for $675,000. It was on the market for 31 days, and features 2 bedrooms and one bathroom. The interior size is 1,026 square feet, with a lot size of 10,529 square feet.

Condos and townhomes saw an average sales price of $986,389 in Q1. According to recent Almaden Valley real estate trends, they were on the market for 26 days on average. A total of 13 condos and townhomes sold this quarter. This is more than a third of the total number that sold in the area in all of 2016.

The Almaden Valley real estate market has fewer homes available for sale than in years past. Despite this, recent trends indicate that prices will continue to rise.
